Your Orientation

An Introduction to Your New Home

Your home has been carefully designed and constructed to give you years of pleasure with minimal care. TIH Homes will walk you through every aspect of it, show you how everything works, and give you the procedures to follow if a problem should arise. As a Code Certified Professional Builder and licensed Home Inspector, TIH Homes works through the guidelines of the Greater Atlanta Home Builders Association for builder allowances and warranty procedures.

Scheduling

When your home is near completion we schedule your Orientation with you. You meet your Builder and your Customer Service Representative at the home for an educational tour and inspection, usually about one week before closing. Appointments run Monday to Friday, 9:00 a.m. to 3:00 p.m.

Preparation

Allow one to three hours and plan to use all of it. Bring your questions about the home, the warranty coverage and the community, and review your Homeowner Handbook beforehand. The Orientation works best when you can give it your full attention, so friends, relatives, children and pets are best left for a later visit. Your real estate agent is not required to attend.

Inspection

You and the Builder inspect the home together. Items noted are resolved and reviewed at your Buyer Re-walk, normally before the Affidavit of Acceptable Completion. Anything that cannot be finished by then is completed within 10 business days after closing, with your signature on completion. The Affidavit is a legally binding document that holds TIH Homes responsible for that work.

Before closing

Re-Walk and Final Acceptance Review

After your Orientation, a Re-walk is scheduled with you, your Builder and your Customer Service Representative. At closing, all service, maintenance responsibilities and warranties pass from us to you. Items needing attention go on the Re-walk / Final Acceptance Review list and are addressed before closing. Anything that cannot be completed in time is added to the Affidavit of Acceptable Completion and finished shortly after.

Please check these items carefully before closing. After closing they are not warrantable.

Defects in these "appearance items" are readily detectable at the Orientation inspections and are the items most likely to be damaged during move-in, so TIH Homes, Inc. does not accept warranty claims for cosmetic damage after closing.

Your first year

One-Year Builder Warranty

It is our policy to address warranty items throughout your first year as any problems arise. Homeowner maintenance and warranty care are both important in keeping your investment running properly. Here is how a request works.

01

List the items

Using the Warranty Request Form and your Homeowner Handbook, list each warrantable item with the page and paragraph number where it appears in your Handbook. Incomplete lists are returned.

02

Send it in writing

Submit online, or email or mail the form. No verbal requests are accepted, and the builder in the field is not authorized to do work that has not come to them in writing from the warranty department.

03

We call you

On receipt of your list you get a call to go over it and schedule any warrantable repairs, so you know exactly what will be repaired according to your warranty book and guidelines.

04

Sign off

When repairs are complete you sign off on the work orders, by confirmation email or in person.

If we do not hear from you

If we do not hear from you about any warrantable request within the allotted time period, we will understand that everything is satisfactory. This is strictly the homeowner's responsibility, and no warranty list is accepted after that time frame. If you have questions about what is warrantable, call the office. We are glad to help.
