The Short Answer
TIH builds townhomes, multifamily developments, and light commercial projects (offices, retail, churches) across North Georgia. Every project moves through the same 18-stage quality process used on our custom homes, scaled appropriately for project type.
TIH's commercial portfolio includes three townhome communities (River Walk, Grovetowne, and Lantern Walk) and five completed office and business parks (Mirramont, Towne Lake Office Park, Grove Park Office Park, Towne Lake Business Park, and College Place Business Park). Tenant improvements, commercial build-outs, and adaptive reuse projects are a regular part of our commercial work.

Three Project Lines
Townhomes & Attached Homes
Single-family attached, fee-simple townhome rows, duplex/triplex configurations. Same finish quality as our detached custom homes.
Multifamily Developments
Small-to-mid scale multifamily: garden apartments, mixed-use, build-to-rent communities. Up to 50 units per phase.
Light Commercial
Professional offices, medical buildings, churches, retail strips, restaurant build-outs, and tenant improvements.
Mixed Use
Combined residential-over-commercial buildings, particularly in mixed-use districts of Canton, Woodstock, and Holly Springs.
Townhome Communities
Three Townhome Builds
Three attached-home communities TIH has built and delivered across Cherokee County.
River Walk Townhomes
Townhome community along the Etowah River in Canton. Three-bedroom, two-and-a-half-bath units with river overlooks, large community area, and open-floor-plan interiors with marble fireplaces.
Grovetowne Townhomes
Attached-home community of approximately 1,500-square-foot units with multiple exterior finish options — brick, stone, and siding combinations.
Lantern Walk Townhomes
Attached homes inside the Lantern Walk community in historic Ball Ground, Georgia. Entry-tier units with TIH craftsman finishes and the same 18-stage build process as the detached homes in the community.

Five Commercial Builds
Five office and business parks TIH has delivered — all in the Woodstock corridor with easy access to I-575, I-75, and Kennesaw State.
Mirramont Office Park
22,000 square feet of office condo space. Each unit approximately 900 square feet but laid out to feel like 1,100 — four large offices, kitchen, storage / equipment area, and bathroom. Maintenance-free exteriors.
Towne Lake Office Park
30,000 square feet of office space. Units approximately 1,100 square feet, laid out to feel like 1,300 — six large offices, kitchen, storage / equipment area, and bathroom. Low-maintenance finishes throughout.
Grove Park Office Park
Class A office space. Each office unit approximately 8,400 square feet — a larger format than our Towne Lake or Mirramont units, built for businesses that need a full floorplate. Maintenance-free exteriors.
Towne Lake Business Park
60,000 total square feet of office space, positioned near I-575. Units approximately 1,100 square feet — six large offices, kitchen, storage area, and bathroom — with the same maintenance-free exteriors as the Towne Lake Office Park.
College Place Business Park
Located at the corner of Shiloh & Frey Road in Cobb County — five minutes from I-75, I-575, and Kennesaw State University. 22,000 square feet available, with units flexing from 900 to 3,600 square feet. Four large offices, kitchen, storage, and handicap-accessible bath per unit.

Multifamily & Commercial Questions
Do you build large multifamily projects (100+ units)?
Our typical sweet spot is small-to-mid scale — up to 50 units per phase. For larger developments we partner with project capital teams. Call to discuss scope and we'll tell you honestly whether TIH is the right fit.
Can you handle tenant improvements / commercial buildouts?
Yes. Tenant improvements and adaptive-reuse projects are a regular part of our commercial work. We coordinate with landlords, code officials, and tenant brands to keep timelines tight.
What's the project minimum?
For commercial work we typically start around $250K project value (covers most office and retail tenant improvements). For multifamily, the practical floor is a 4-unit project.
Do you self-perform or hire subs?
Hybrid. We self-perform supervision, foundations, framing oversight, and finish carpentry on most projects. Trades are coordinated through our long-standing subcontractor network — many of whom have been with us since the 1990s.
