The Short Answer
TIH semi-custom and custom homes across Canton, Woodstock, Holly Springs, Ball Ground, Waleska, Jasper, Talking Rock, Ellijay, Blue Ridge, Cumming, Cartersville, and Marietta typically cost $200–$350 per square foot. Final cost depends most on home size, finish level, and lot complexity. Homes from $400K+ for BOL builds; up to $1.5M+ for larger custom estates.
Founder Steve McKenzie has been in construction since 1975 — over fifty years. TIH has been building homes across North Georgia since 1997. Every home goes through the same 18-stage build process, ending with the two-hour TIH Orientation.

Most local builders won't list prices online. We will. These are realistic starting points for a TIH home in 2026 — final pricing depends on lot, plan, and finish level.
Tier 1
- ~1,500 sq ft

Tier 2
- 1,800–2,400 sq ft
- 3–4 bedrooms, 2–2.5 baths

Tier 3
- 2,500–5,500 sq ft
- Estate-level layouts: primary suite wings, dual offices, separate guest wings

Custom Home Questions
How much does a custom home actually cost?
TIH semi-custom and custom homes across our twelve-city service area typically run $200–$350 per square foot, including land and builder margin. Most BOL builds start from $400K+; estate-level homes run $800K to $1.5M+. Planning toward the middle of that range is realistic for most semi-custom builds; the upper end applies when finishes, lot complexity, or architectural detail push the budget higher. We give you a realistic per-square-foot number after walking your lot.
Can I bring my own architectural plans?
Yes. If you've already paid an architect, we'll build from those plans. We'll also review them for buildability and cost before you commit — sometimes a small revision saves twenty thousand dollars in framing.
What's included in the standard finish package?
Solid-wood cabinet doors, granite or quartz counters, hardwood or LVP flooring, tile in wet areas, premium appliances (typical brands: GE Profile, KitchenAid), professional paint, ceiling fan rough-ins, and full landscape package. Selections happen with Renee.
Do you build outside Cherokee County?
Yes. We build across North Georgia and the Atlanta Metro — Cherokee, Pickens, Gilmer, Fannin, Bartow, Forsyth, and northern Cobb counties. If you're not sure whether your lot is in our service area, call.
How customizable is a TIH home?
Fully. Start from scratch, modify one of our recent floor plans, or pick from our legacy archive and tweak it. The build process is identical no matter the design path.
